Yearly Salary Range: $114,000 - $140,000 (based on qualifications)

Responsibilities

Under the supervision of the General Manager, the Director of Engineering oversees and manages the maintenance and repair of owner units, common areas and central systems such as water, air conditioning and electrical. Ensures guest and owner satisfaction and safety by providing efficient and courteous service to maintenance work orders and preventative maintenance plans. Responsible for maintaining individual units and public areas in good physical repair and maintaining aesthetically pleasing quality. Ensures maximum profitability while using resort standards for efficient use of equipment, tools and ordering of supplies.

  • Responsible for maintenance of all landscaping on property.
  • Manages and oversees the Landscaping staff.
  • Makes recommendations for improvement plans to the General Manager.
  • Attends Department Head meetings. Coordinates with other department on a regular basis to ensure the maximum efficiency an owner/guest satisfaction.
  • In coordination with the Chief Engineer, monitors present and future trends, systems, and practices of hotel technology, recommends justifiable future action.
  • In coordination with the Chief Engineer, monitors purchasing practices to ensure compliance with policy and procedures.

Qualifications

 

  • Associate degree or equivalent required.
  • Five or more years Chief Engineer/Supervisory Engineer in a major first-class hotel/condominium or one or more years as Assistant Chief Engineer experience in a major first-class hotel or condominium required.
  • Knowledge of major trade functions such as carpentry, cabinet making, furniture finishing, upholstery, plumbing, pipe fitting, electricity, masonry, lathery, and other trades in most hotels/condominiums required.
  • Forecasting and budgeting, departmental profit and loss analysis, strategic planning, five-year plans, decision-making process knowledge and skills required.
  • Ability to understand plans, specifications, and other technical documentation, building security, locks and hardware and ground recreational facilities management, pest control (including insects, rodents, cats, etc.) and sanitation required.
  • Experience with OSHA requirements in the areas of safety, lock-out/tagout and use of MSDS sheets including use of Personal Protective Equipment (PPE) and safety training.
  • Prefer technical degree from four-year level university. Preferable mechanical, electrical, civil construction technically related major courses.
  • Proven ability including but not limited to the following: planning short term and long-range goals, scheduling of work assignments, training, and coaching of all subordinates. Proven performance records in major areas of hotel operations of maintenance, including but not limited to building construction, civil work, mechanical, electrical, and plumbing systems, and equipment of large buildings with special emphasis on HVFC, water and sewage treatment programs, preventative maintenance systems, life, safety and fire prevention, energy management and utility control.
  • Demonstrates a high level of skills in the areas of diplomacy, problem solving, and relationship building.
  • Excellent verbal and written communication skills.
  • Ability to develop rapport and connect with team members, guests, owners, and vendors.
  • Exceptional organizational skills, ability to manage projects and establish priorities with diverse timelines and responsibilities.
  • Experience in problem solving with a pro-active approach to problem resolution.
  • Demonstrates good and consistent judgment in making business decisions.
  • Able to work with minimal supervision.
  • Available to work a flexible schedule including evenings, weekends, holidays, and additional hours as needed.
  • Must have valid Hawaii Driver’s License and be insurable within the CoralTree Residence Collection system.
