Overview

The Area Managing Director for CoralTree Residential Resort Management in Colorado is responsible for overseeing the operations of multiple homeowner’s associations and vacation rental operations across various resort complexes. This senior leader will spearhead growth and acquisition initiatives to align with strategic plans, managing an executive team that includes General Managers, Association Managers, and senior leaders from operations, accounting, food and beverage, sales and marketing, and people services. Reporting to the Senior Vice-President of Residential Resort Management, this role involves direct oversight of Colorado operations and actively seeks new residence and homeowner’s association management contracts. The Area Managing Director will collaborate with the home office and regional teams to deliver exceptional service, uphold brand standards, and maintain each property’s unique identity, while fostering teamwork, inspiring leadership, and exceeding expectations for team members, guests, and owners.

Responsibilities

  • Oversee the marketing and positioning of this premier vacation rental company and residential resort company.
  • Achieve property financial/business plan goals and expectations as established in the annual business plan for all areas of responsibility while organizing and implementing strategic and tactical plans to facilitate this aim.
  • Maintain the physical properties in a “first-class” condition.
  • Address homeowner and Board member requests and needs in a timely manner and ensure consistent communication via emails, phone calls, newsletters and website postings.
  • Be fully responsible for the operating success of the properties and work to achieve their financial objectives while optimizing profit, and individual owner earnings.
  • Ensure that the selection, training and ongoing direction for property team members is such that it maintains a high level of job satisfaction/morale/teamwork among team members in all areas.
  • Provide innovative/creative thinking and strategies to effectively differentiate the properties from its competitive set and continue to exceed fair market share.
  • Consistently deliver accurate forecasting projections for areas of responsibility and implement effective adjustments as required with labor and other cost drivers to ensure profit integrity.
  • Demonstrate a strong operational expertise in revenue management, sales and marketing, rooms, food & beverage and other ancillary disciplines.
  • Proven ability to effectively plan and implement short and long-range strategic capital projects and project management.
  • Effectively represent the properties and the Company in the local community, regionally and nationally.
  • Ensure the properties are operated safely and securely according to company accounting standards.
  • Ensure all homeowner’s associations are managed in compliance with the association’s governing documents, state statutes and all other local regulations.
  • Proven ability to influence groups and key decision makers to grow our rental business and acquire new associations for management.
  • Ensures all guests enjoy an authentic high-quality experience.
  • Supports and ensures successful impact of the Colleague Recognition programs.
  • Continuously improves Quality Assurance program results, measured by post stay guest survey scores and online/social media guest feedback.
  • Resolves guest issues promptly and with great care and effectiveness.

Qualifications

  • Four-year college degree preferred.
  • Proven experience in a senior leadership role within the hospitality industry, preferably with experience managing homeowner’s associations and vacation rental operations.
  • Multi-unit operational experience.
  • Previous experience within an independent group and leisure property environment.
  • Experience overseeing large capital projects.
  • Experience managing homeowner associations required. Colorado CCIOA knowledge a plus.
  • Experience managing condominium/residential vacation rental operations.
