Job Summary:

 

The Residence Manager is responsible for overseeing all aspects of vacation rental property operations within an assigned territory of residences at Black Desert Resort. This role includes owner relations, guest services, housekeeping and maintenance coordination, and financial statement accuracy. The Residence Manager serves as the primary point of contact for property owners and is accountable for ensuring operational excellence and exceptional guest and owner satisfaction. This position supports the core values and culture of Black Desert Resort and plays a critical role in promoting the resort as both a Destination and Employer of Choice.

Onsite: Black Desert Resort
Shift & Schedule Availability: Year-Round / Full-Time
Salary Range: $60,000 – $70,000/year. This is the pay range we reasonably expect to pay for this position. Individual compensation decisions are based on a variety of factors.

Responsibilities

  • Serve as the main liaison for assigned property owners, managing day-to-day communications and relationship building.
  • Coordinate onboarding for new residences into the rental management program, including OS&E setup and documentation.
  • Monitor and manage property performance, including occupancy, maintenance, and rental revenue results.
  • Conduct quarterly inspections and evaluations of assigned residences, recommending improvements as needed.
  • Partner with Housekeeping and Engineering to ensure homes are guest-ready, clean, and meet resort standards.
  • Monitor and resolve service issues, guest complaints, or urgent maintenance needs in a timely, professional manner.
  • Maintain detailed property records, including owner preferences, key inventory, guest feedback, and vendor activity.
  • Provide accurate homeowner financial statements and ensure proper billing, coding, and resolution of discrepancies.
  • Ensure compliance with the Property Management and Rental Management Agreements, Black Desert Club rules, and resort policies.
  • Represent the resort professionally at owner and community events.
  • Promote resort services to guests and owners, including golf, spa, dining, and local partnerships.
  • Attend regular interdepartmental meetings to align communication and support across resort operations.
  • Uphold brand standards in service, presentation, and professional conduct across all property interactions.

Qualifications

  • 2–5 years of property management, vacation rental, or luxury resort experience required.
  • Strong communication, conflict resolution, and customer service skills.
  • Experience working with CRM systems, property management software (e.g., Opera, HotSOS, Nuvola), and digital reporting tools.
  • Excellent organizational skills and attention to detail.
  • Ability to work independently while collaborating across departments.
  • Knowledge of home maintenance, construction timelines, and vendor coordination is a plus.
